Project management

We work to satisfy the needs of both promoters and final clients.

We understand we can only achieve this through an extensive knowledge of the real- estate market. With this in mind, we accompany the promoters from the very beginning of the business, analyzing the viability, to produce homes for the final clients. We will take on some or all the following tasks:

Assessment during the negotiation for land purchase.

Definition of the product to be developed in the architectural project.

Economic control of the whole project.

Management of hiring, coordination and follow up of:

  • Architect
  • Technical architect
  • Telecommunications Engineer
  • Security and Health Coordinator
  • Geotechnical study.
  • Topographic survey
  • Technical Control Body
  • Defects Insurance Policy, guarantee of payments on account and any other necessary insurance.
  • Control and validation of invoices and professional fees presented by the people required to complete the project.

Management of local permits (building permit, license of first occupation, etc.)

Management of services supplies with different companies (eg. electricity, water, sewage, communications, post, etc.).

Management of hiring construction companies:

  • Ask for several quotes.
  • Comparison of quotes.
  • Price negotiation and advice until the contract is signed.

Financial control of the work and the completion of deadlines.

During the works:

  • We coordinate for the home owners between them and the different groups required to complete the project.
  • Financial control and completion of deadlines.
  • Monthly reports of the works progression.
  • Keep track of all documents.
  • Completion of work specifications.
  • Topographic survey

At the end of the works:

  • We do the final payments.
  • We carry out a thorough checklist of the executed works.
  • We manage of post-sale services.
